Lagos delivers 9,970 housing units in six years

The Lagos State Government on Tuesday said it has delivered a total of 9,970 housing units in the last six years, as part of efforts to bridge the housing deficit in the state. The Commissioner for Housing, Moruf Akinderu-Fatai, disclosed this during the ongoing Ministerial Press Briefing held at Alausa, Ikeja, to mark the second year of Governor Babajide Sanwo-Olu’s second term.

According to Akinderu-Fatai, the Sanwo-Olu administration, through its THEMES+ policy agenda, has implemented sustainable economic, social, institutional, and technical solutions to expand the state’s housing stock. These efforts, he said, are targeted at the low-income segment and aimed at changing the narrative around affordable housing in Lagos.

He explained that the government has adopted a multi-pronged strategy, including budgetary allocations for constructing housing units, fostering public-private partnerships (PPPs), streamlining approval processes for developers, offering tax incentives, and supporting innovative financing models to encourage both supply and demand in the affordable housing space.

“These strategies have consistently improved affordability. Over the years, the stock of decent homes has increased, quality of life has improved, jobs have been created, and the economy revitalized,” the commissioner said.

Speaking on specific projects, Akinderu-Fatai noted that in June 2024, the government commissioned the Egan-Igando Mixed Housing Estate (Cluster 1), which consists of 270 two-bedroom apartments. This brought the number of housing estates delivered by the current administration to 21 since 2019.

He added that of the 9,970 units delivered, 3,994 were provided through direct government funding, while 5,976 came via PPPs. The state has also commenced the construction of LagosHOMS Ibeshe Phase 2 in Ikorodu and is currently executing 20 other housing projects under both funding models.

Five of these housing schemes are ongoing, including the Egan-Igando Mixed Housing Scheme Clusters II and III (576 units), LagosHOMS Sangotedo Phase 2 (528 units), Epe Housing Scheme in Itamarun (112 units), and LagosHOMS Ajara in Badagry (420 units). Most are projected for completion between late 2025 and early 2026.

Special Adviser to the Governor on the Lagos State Real Estate Regulatory Authority (LASRERA), Barr. Barakat Odunuga-Bakare, said the government is also reviewing the state’s Tenancy Law to reflect current realities. She emphasized that real estate agents should not charge more than 20 percent in fees, while legal charges should be capped at 10 percent, all in a bid to ease housing stress for Lagosians.
